Is your home or vacation rental in need of some love? If you are thinking of remodeling your space here are some things to consider about the project before you even begin.
First, budgeting! It’s easy to get carried away with all the amazing things you’d like to have done to your home BUT you need to sit down and determine what you want to spend and what you can afford to spend on your renovation. This will help give you realistic expectations for the finished project. Consider setting a do not exceed number, if you need to. Spend some time doing research on the actual cost of the things you’d like to have completed. The numbers you see on HGTV are not accurate so look at other resources. One good resource is homewyse.com, where you can plug in your remodeling needs and your zip code to get a ballpark cost. Keep in mind, with remodeling, there are often unforeseen issues so some of your budget should be set aside as a contingency to be able to take care of those unexpected situations.
Next, let’s talk about timeline! We know you’d like to have your project started and completed yesterday but unfortunately that’s not how it works. Contractors in the Florida panhandle are busy. They aren’t going to be able to meet you tomorrow or give you a proposal tomorrow. Not only should you have realistic timelines for contractors and when they can meet you, but have realistic timelines for the length of the project. You can’t renovate a kitchen in a week, it’s at least a month with different lead times for different aspects of the project.
Finally, determine the scope of work. What exactly are you trying to do? Come up with a clear and complete list of everything you want to see done for the project. You want a brand, new kitchen? Great! You want to move the cabinets from here to there? You got it! All new cabinets, countertops, and backsplash? No problem! BUT this also includes style, materials, and colors. Do you like white cabinets or stained cabinets? Do you want granite or quartz countertops? What kind of tile do you envision? What kind of flooring would you like to have? The more info you can give a contractor upfront the smoother the project will be.
Your contractor can and should help you with setting the budget, timeline, and scope of work. However, doing some research ahead of time will really help manage the expectations for the project and give you a better starting point when you choose a contractor to begin.
